What is GIA?

GIA (Gross Internal Area) is the total floor area of a property measured from the inside of the external walls — including circulation space (hallways, stairs), internal walls, and built-in storage, but excluding voids, external walls, and unenclosed external balconies.

Also known as: Gross Internal Area, GIA measurement

Definition

Full definition

GIA is one of the standard UK property measurement methods, codified by RICS (Royal Institution of Chartered Surveyors) in the RICS Property Measurement standard. It is the default measurement used in UK EPC assessments, residential valuations, and HMO licensing — and is broadly equivalent to the international standard "Internal Gross" measurement.

GIA differs from other measurements: *Gross External Area (GEA) measures from the outside of the external walls and is larger; Net Internal Area (NIA)* excludes circulation, internal walls and storage, and is smaller. Commercial property typically uses NIA; residential typically uses GIA.

For EPC assessments under RdSAP, the DEA needs GIA per habitable room plus a total GIA for the property. For HMO licensing, GIA per bedroom validates that the room meets minimum size requirements (typically 6.51 sqm for a single occupant, 10.22 sqm for two).

Process

How it works

  1. Measurer captures internal dimensions of each room (from internal wall faces).
  2. Each room's area is calculated and labelled.
  3. External wall thickness is approximated and total GIA is the sum of room areas plus circulation.
  4. Voids (e.g. double-height entrance halls) are counted once at floor level.
  5. Built-in storage cupboards count as part of GIA; external balconies/terraces do not.
UK Context

Why it matters for UK property professionals

  • GIA per room is required for accurate UK EPC assessments under RdSAP.
  • GIA per bedroom is a legal validation requirement for HMO licensing.
  • GIA total is the figure most UK valuers and estate agents quote when describing property size.

Frequently Asked Questions

GIA is the total floor area of a property measured from the inside of the external walls — including circulation space, internal walls and built-in storage, but excluding external walls, voids and unenclosed balconies. It is the default UK residential measurement method, codified by RICS Property Measurement standards.

GIA (Gross Internal Area) measures from the inside of external walls — used for UK residential. GEA (Gross External Area) measures from the outside of external walls and is larger — used in some development appraisals. NIA (Net Internal Area) excludes circulation, internal walls and built-in storage and is smaller — used for UK commercial leasing.

For UK EPC assessments under RdSAP, the Domestic Energy Assessor (DEA) needs GIA per habitable room and a total GIA for the property. These inputs feed the SAP energy calculation and drive the A–G rating. VizCraft's EPC floor plans deliver GIA per room as part of every plan from £6.30 per plan.

Under UK HMO licensing standards (Houses in Multiple Occupation (Mandatory Conditions of Licences) (England) Regulations 2018), the minimum room size for a single adult occupant is 6.51 sqm GIA, and 10.22 sqm for two adults sharing. Rooms smaller than these limits cannot be counted as sleeping accommodation for licensing purposes.
